* During the night, the house cannot be occupied by more people than the number indicated in the contract. If this number is not respected, a minimum penalty of 500 $  could be imposed or result in the eviction of the tenant from the building.

Booking terms

1. This Contract is concluded exclusively for vacation purposes. Any improper use of the rented premises will result in the cancellation of this contract.

 

2. It is the tenant's responsibility to respect the maximum number of occupants, otherwise the landlord reserves the right to interrupt the stay (without refund) or to charge an additional amount per additional person not declared.

 

3. The tenant is responsible for the rented premises and the movable property which they contain and undertakes to use them with prudence and diligence as well as to keep them clean and in good condition for the entire duration of the rental.

 

4. The tenant assumes full responsibility for the individuals to whom he authorizes access to the rented premises.

 

5. The lessor cannot in any case be held responsible for any direct or indirect damage, loss or theft suffered by the lessee during his occupation of the leased premises.

 

6. The tenant assumes full responsibility for sewers and sinks if blocked or damaged by his fault.

 

7. The tenant must immediately notify the landlord of any breakage or damage caused to the rented premises during his stay.

 

8. The landlord reserves the right to claim costs for damage caused to the rented premises as well as the costs of replacing equipment and / or movable property stolen or damaged during the stay and the tenant undertakes to compensate the landlord for the amount. reasonable damage estimated by it.

 

9. The tenant can arrive after 4:00 p.m. and must vacate by 11:00 a.m. on the day of departure, otherwise additional charges may apply.

Payment Terms

10. The deposit is 50 % of the total amount or 1427.99 $ and is payable by interac transfer to Dubuc_marc@hotmail.ca within ten (10) days following receipt of this contract. (Interac question: Which chalet?) (Answer: Wood floats).

 

11. The second payment of 1927.99 $ including the security deposit of 500 $, must be paid no more than 10 days before the start of the stay.

 

12. The lessor undertakes for his part to send to the lessee, in the days following his departure, the reimbursement of the security deposit to the extent that the inventory of the leased premises has been maintained, in accordance with the present conditions.

 

13. In the event of a reservation made less than ten (10) days before the rental period, full payment will be required upon confirmation of the reservation by interac transfer to: marc_dubuc@hotmail.ca

Cancellation policy

14. COVID-19; Reservations can be canceled and fully refunded at any time if public health does not allow access to the Charlevoix region and / or prohibits the rental of tourist residences and / or if you or one of your guests is affected by the Covid .

 

15. In the event that the stay should be canceled or interrupted due to unforeseen problems in the building (water, electricity, etc.), the Lessor's liability would be limited to the cost of the rental. Unused days would then be refunded, but no additional compensation would be granted.

 

16. All cancellations must be made by written notice addressed to the lessor.
To. If the cancellation notice is received more than 31 days before the start date of the stay, the deposit of 50 % will be retained by the Landlord as damages.
b. If the cancellation is made less than 30 days before the start date of the stay, the Tenant will be required to pay the full amount of the rental, except the security deposit which will be returned.

17. The lessor assumes no responsibility for any modification or cancellation of reservation related to weather conditions (in particular but not limited to temperature, road conditions, natural disaster, forest fire, flood, earthquake. earth, etc.).

 

18. The lessor may unilaterally and immediately terminate this contract upon written notice, for one of the following reasons or for any other reason provided for by law:

Inclusions

19. It is strictly forbidden to make a fire, except in the places provided and equipped for this purpose. The tenant who makes a fire, if authorized, must watch it at all times and until it is completely extinguished.

 

20. Access to the rented premises is strictly prohibited for animals.

 

21. It is forbidden to smoke or vape in the rented places.

 

22. No temporary installation (trailer, tent, swimming pool or other) can be added to the rented premises.

 

23. Additional costs will be charged to the tenant for any late check-out.

Responsibilities

24. The tenant agrees to return the rented building at the end of his rental period in the same condition as on arrival (except cleaning and washing of sheets and towels).
25. The tenant is responsible for breakages caused by his personal facts and those of the people who accompany him and he will be given an invoice for any damage caused to the property (except normal wear and tear of the premises).
26. The tenant agrees to respect reasonable rules of conduct and not to disturb neighbors and residents of the area. It should stick to a reasonable noise level, both indoors and outdoors. After 22:00 noises should be kept to a minimum, especially outside.

Some recommendations when you leave

Return the building to the same condition as on arrival (except cleaning and washing of sheets and towels). Return the key to the safe located outside, near the main entrance door, and make sure all windows, doors and lights are closed.

 

We ask you that:
The dishes are washed and placed in the cupboards. Waste (including bathroom bins) be placed in the green bin and recycling in the blue bin. The fireplace or wood stove is turned off, if necessary. If you have used the fireplace and the outdoor BBQ, please clean it. Place used linens and towels near the washer / dryer.
If this point is not respected, a cleaning charge of 25$ / hour may apply.

Unlocking the building on your arrival and key

The driftwood chalet is equipped with a combination lock and an alarm system. The owner will contact you by email a few days before the start of your stay to give you the digital code.

Special clauses

- Additional costs could be added if the condition of the building (additional cleaning) required excessive time for the restoration.

 

- The signatory of the contract must be 25 YEARS OLD and over.
